Non-QM mortgage options · Virginia and surrounding markets

More ways to document a strong mortgage story.

Non-QM loans use underwriting approaches outside standard agency guidelines. They may help qualified investors, self-employed borrowers and other buyers whose finances are not fully represented by a traditional tax-return analysis.

How it works

Start with the features that shape the decision.

01

DSCR loans

Investment-property qualification may focus on the property’s rental cash flow rather than the borrower’s personal income.

02

Bank-statement loans

Eligible self-employed borrowers may document cash flow using business or personal bank statements.

03

1099-only loans

Certain independent contractors may qualify using eligible 1099 income and program-specific expense treatment.

04

ITIN loans

Some borrowers without a Social Security number may have purchase or refinance options using an eligible ITIN.

05

Second-home solutions

Alternative documentation may be available for qualified second-home buyers when occupancy and property requirements are met.

Plan before you apply

Details to review with Joe.

  • Expect larger down payments, reserve requirements or different pricing than agency financing.
  • Documentation and qualifying methods vary significantly by investor.
  • Prepayment penalties may apply to some investment-property loans where permitted.
  • The property, occupancy, credit profile and ability to repay still matter.

Common questions

More ways to document a strong mortgage story FAQ

Does Non-QM mean no qualification?

No. Non-QM loans still require underwriting, documentation and a reasonable determination of the borrower’s ability to repay when applicable.

Are Non-QM loans only for poor credit?

No. Many serve strong borrowers with nontraditional income, complex finances or investment-property goals.

Will the rate be the same as a conventional loan?

Not necessarily. Pricing reflects the program, documentation, property, occupancy, credit, equity and other risk factors.
